You are welcome to use the free tools and information on this website to begin your search for a home. The search engine link at the Home Search (by You) below is capable of showing you EVERY home on the market through any real estate agent in central Florida -- that's about 25,000 homes!
You can learn about homes for sale in the Orlando area two different ways.

The first way is to click on the Home Search (by me) picture to the left. A window will open and ask you what kind of features you want to have in your future home. I will be please to receive your criteria and conduct a search for you, and will then send you links about specific homes. I can narrow down the search to a manageable number.

The second way is for you to use my search engine to conduct the searches yourself. There is no obligation and you are welcome to conduct the searches by yourself. Just click on the picture to the right titled Home Search (by you) and you will be taken to a page where you can enter your own search criteria. And you will be able to see the search results right now.
A word of caution if you want to do your own search! Sometimes interested customers enter infomation which they think is correct but may give them unsatisfactory search results. For example a recent customer was searching for a home and specified a desire for 5000 square feet. He didn't realize that only a few homes (usually mansions) have that many square feet.

There is no cost to you for my services. If I am able to help you buy a home, my compensation is normally paid at the closing of the sale of the home as a seller expense.
Most people don't buy homes very often so the procedure is unfamiliar and uncomfortable. I will guide you through the entire home buying process at a pace that is comfortable for you so that it is easy and understood.
I will help you find the home of your dreams to buy, and through my partnership with reputable lenders, I will put you in touch with the right person to arrange for the best financing of that home.

I will pay for a one year warranty on the home you buy through me so that once you move in you don't have to worry about additional repair expenses that might pop-up.

As a Home Seller you are looking for information about the value and marketability of your current home. There is no up-front cost to you for my services. If I am able to help you sell your a home, my compensation is paid at the closing of the sale of the home.
As I do with buyers, because the procedure is unfamiliar and uncomfortable, I will guide you through the entire home selling process at a pace that is comfortable for you so that it is easy and understood.
I will perform a Comparative Market Analysis (CMA) that will identify the market value of your home and recommend a price range for it’s sale.
I will develop a marketing plan for your home to position it for maximum exposure to sell it at the best price in the minimum amount of time.
At closing, I will pay for a seller’s warranty on the home during my listing period and a one year buyer’s warranty so that once you put the home on the market you don't have to worry about additional repair expenses that might pop-up.
